Envision Ridgefield 2045 is a multi-year effort to plan for the next 20 years of growth and development.

The Comprehensive Plan helps manage expected population and employment growth through a series of goals and policies that align with the community's vision. The Comprehensive Plan is based on the Community Vision that was developed through extensive community engagement completed in 2024.

The Community Vision includes statements on Small-Town Charm, Growth and Infrastructure, Community Health and Well-Being, Equity and Inclusion, and Environmental Conservation and Natural Beauty.

The draft goals, policies and strategies in each element of the Comprehensive Plan are based on the Community Vision. Feedback from you and your neighbors will be used to revise these proposals.

Project Overview

For the 2025-2045 Comprehensive Plan, Ridgefield must plan for 10,656 additional people, 5,815 more housing units and 8,175 more jobs.

We’ve developed a preferred land use scenario that meets these requirements and stays true to Ridgefield’s values. This plan features limited expansion of our current urban growth boundaries in order to prioritize the preservation of existing neighborhoods and open spaces, while making room for future housing and high-quality employment.

It reflects a future where residents can continue to live, work, shop and access services – all within Ridgefield.


Mixed Use

To accommodate our growing population and improve access to jobs and services, the City is designating several mixed-use areas throughout the city that integrate residential and commercial uses – creating walkable neighborhoods where residents can live, work, and thrive.

The red Central Mixed-Use zone (CMU) protects and enhances the small-scale, compact and mixed character of the city's older central core.

The blue Waterfront Mixed Use zone (WMU) facilitates a mix of residential and commercial uses to create compact development patterns.

The yellow Mixed Use Overlays support the base zoning of an area while providing for a variety of compatible uses.

Note: This is an online version of the in-person Open House on Tuesday, September 16. If you attended the in-person workshop, you are welcome to participate, however you will find that these questions will duplicate those discussions. In person and online feedback will be given equal weight in feedback evaluations.
